Playa Frambes Progress 2004

On January 11, 2004 we traveled to Mulege and paid taxes.



Municipal Offices

The municipal offices in Mulege are located on the main street.

The building was a school when it was first built in 1910.

Our accountant, Salvador, says his grandmother went to school here.

Tax Office is Unmarked Last Door

There is a large courtyard in the middle of the building.

The tax office is the last door in the back.

There is no sign identifying it.

The police station is also here.

The girl working in the tax office actually came out and greeted us.

Susan showed her last years tax receipt.

She went back in and pulled our tax file from a small file cabinet. The bill was already prepared.

She then told Susan we would get the 10% off because we were paying in January.

We paid the $240 tax fees there. This was very easy.

The fence is in Mulege. Our neighbor Armando told Efern he thought the markers were set wrong by the original surveyer.

Efern contacted us and informed us he could not install the fence until we resurveyed the lot.

The survey could not be done till January 10 because the "respected" surveyer Ricardo Castro of Mulege was on vacation. It was Christmas season.

Our neighbor Armando was right. The markers from the orginal survey were several feet off. The other surveyer used markers that had been set eariler.

The survey cost $400. Ricardo Castro set new markers.

Since the fence was not installed we decided to wait until we graded one more day. This will cost $400 ( $40 an hour)

Right now the big yellow grader is in Santa Rosalia. The owners of the grader want $300 to transport it to Mulege but said it will be in Mulege soon. If we wait until it's in town we only have to pay the $400....we are waiting.

Efern will have the grading done when it arrives. After the grading Efern will install the 3 rail fence.

It's a good thing we are not in a hurry.

Things move at a different pace in Mexico.




One of our accountant's clients got audited. Salvador Orendain Real

The client was missing a "limited power of attorney" so the accountant, Salvador, could represent him filing yearly taxes. Something new. It was excused this time by the auditor but will be required next time.

We were required to give Salvador this "limited power of attorney" in case we get audited. We went to the Notary in Santa Rosalia (there is only one, #6) and had him prepare and notarize this document. We met with the notary at 10:30AM, explained what we had to do, and were instructed to return at 1:00PM. At this time the notary had the paperwork typed up and we were able to complete the process. Total cost was $135.

We could have avoided this fee if we had already hired our accountant when we formed our corporation and named the accountant in the corporation papers. You never know.....




We drove over to our neighbors,Punta Suenos, to check the progress. They just updated their website.

Vic and Debbie have done alot of work this winter. Water tanks are completed and water lines to each property are in and working.

Vic said they have sold 9 lots since last September and opened an office in town near the Hotel Mulege. He was installing a septic tank for a buyer that was building a garage. Everything looked great.

They invited us to their place, our last night, in the Orchard Village for a small gathering of new owners at Punta Suenos. Vic and Debbie are great hosts. We met several of our new neighbors and had a excellent dinner. Debbie is quite a cook.

Their inovative ideas and development will complement our small project.




We visited with Armando and Delia Naranajo, our neighbors to the south.

They are well and building a new palapa for rent on the beach.

We sure wish we could have stayed longer.
