Playa Frambes Beach Concession
(Some MORE Boring Stuff)
No one can own the beach in Mexico.
The government owns it all.
You can get "Limited Control" of your section with a special "Concession".
Anyone that owns beachfront property can get a Concession from the government
for the area directly contingent to their property.
This is what we understand and are doing:
Documents need to be submitted to government offices in La Paz, where the permit is issued.
This is what we will need to do:
-Fill out a form with all the information required.
-Pay a filling fee of $1,411.00 pesos.
- Write a letter from the corporation explaining why we would need to get a concession
-If the owner has a fedeicomiso (Trust) a certified letter from the Bank is needed to confirm this need.
-Include “Certified Plans” of the property.
-Include “Use of Land” issued by the local city government.
-Include plans for the project.
-Include pictures of the property.
Once we collect all documents, we will summit this to the ZOFEMAT Office.
This approval should only take 30 days.
Once it’s approved, it will be necessary to pay the annual
fee to the city government.
This fee depends on the use of the land and the total amount of square meters you include in the concession.
Our estimate at this time is $200 a year.

The Federal Concession looks easy to do,
but requires a lot of time and many Documents to complete the process...
But it’s possible.
The government on Febuary 4, 2004 launched a website explaining how to do this easily.
