Why would you want to move to Mulege Mexico?
It's like moving to the 1930's or 1940's with us having 22nd Century technology. The values are different.

Are there sewers?
There are no sewers in our area only septic tanks.

We’ve had a septic tank in Upland CA for over 20 years with no problems but our neighbors get new tanks every 10 years.

What about water?
There is no water service here either.
We will truck water to the property.
This is very common in our area. There are many people in Mulege that truck water.

Do you need to filter it?
Maybe. I can easily use a solar pool pump that is available. It takes about 300 watts of power to run.

How many gallons will you use a day?
About 400 gallons.
(Showers, Flushes, Dishes, Washing Clothes, Fish Cleaning)

How big will our tank need to be?
We plan to build a 5500-gallon concrete water pila.

Why concrete and not a plastic tank?
Concrete tanks are common in the area. They are above ground and covered with local rock to match area.

What about a water pump?
Solar powered pressure pumps are used.

Will there be pressure in the casitas?
All units will have water pressure. Small 12 volt pressure pumps are available.

How much will all this cost?
Water Pilas are about $3500 each with lids.

What about hot water?
We will use propane tankless hot water heaters in each unit. Most residents of Mulege do not have hot water heaters.


They cost about $500 each and are available at Lowes everywhere. At the Home Depot on TJ they were $250 each. We will need five.
A friend just installed one in his condo in Corona CA and says it works fantastic.

What about electrical power?
No power here.
Solar/Battery and generators are the answer.


Our unit is estimated to cost ~$20,000
We will also add a couple of generators for air conditioner power in the summer.

What about taxes?
Our taxes are $240.00 per year.
Taxes are due in January but if paid before the end of January you get a price break of 10%
These are paid in Mulege at the civic center.

Where will we buy our building supplies?
There is a HOME DEPOT in Tijuana just across the border. We went there in August 2003. The store carries just about everything a HOME DEPOT in the U.S. has. Some items are cheaper and some are a little more expensive. Thank you Rafael for being our guide. Mulege and Santa Rosalita (50 minutes away) have hardware stores for maintence.

Why are dirt roads in Mexico always like a washboard?

One of the most popular theories is that a tire, as it rolls, pushes material ahead of it in a heap. Once the pile reaches a certain size, the tire rolls over it and then starts the process over again. This is incorrect.

The correct answer is:

Tires do not produce dust uniformly even on uncorrugated roads, but rather in little spurts arising from rapid bouncing of the wheels.

If the wheel moves slowly, no corrugations are formed, but instead a deep rut.

Distances between ruts increase with speed. When the wheel reaches a certain critical speed, it begins to move in short hops, bounding on random irregularities of the surface. Hitting an obstacle, even a small one, propels the wheel into the air for a certain distance. When it lands further down the track, it sprays sand forward and to the side, thus creating the beginning of a crater.

Each time it digs itself in at a crater it has to ride out again and thus repeating the pattern.

To not create washboard roads you must let most of the air out of your tires (hard tires corrugate roads faster), and you must be willing to travel at speeds less than ten miles per hour.

This will not happen in Baja so...there will always be washboard dirt roads.
